We would like to thank those who came on board with us in 2011, for the wonderful business and personal relationships created that have and will produce successful and profitable projects that beneficially affect the lives of many people, directly and indirectly, from the fruits of our endeavors.

 

To whom it may concern,

Our website was constructed to provide the information necessary to educate our potential clients as to what we do and the processes involved to arrive at a successful conclusion. There are no flashy effects, no hidden agendas, no advertisers, no string of untraceable companies and no product list as long as your arm. We believe in plain and simple business, specializing in only one thing and that's to get your commercial development project the capital it needs.

We provide our clients with a private equity and are strictly committed to aligning our well informed, capable and qualified clients with equity capital while protecting those involved in the transaction. We will not subject you or your company to anything we would not commit to ourselves.

We do not shop your project submission documentation all over the planet in hopes of finding someone to fund it. We will perform an in-house evaluation and when your submission qualifies, underwrite and approve your request before it is sent to one of our private investment firms for processing.

From an intake perspective, we operate as underwriter and direct contracted agent for a few select specialized private investment firms that not only provide equity but also provide project ownership with the opportunity to partner with a corporation that has the capability to deliver available capital directly to qualified and approved projects.

Our investment firms are institutional level US Private Capital Investment Corporations that are consistently raising capital to facilitate the acquisition and expansion, rehabilitation or renovation of US energy and commercial real estate development projects. Most project types will be considered but those that yield job creation in the US and add liquidity to the US economy are preferred.

A qualified project is required to be "investment ready" and have a minimum funding request of $20M USD (the current sweetspot is $20M to $60M). As a basic rule of thumb, we look for (1) substantial owner "skin in the game" as we do not provide seed capital, (2) a professionally presented documentation package, (3) a contracted asset value of 50% to 60% of currently appraised "as is" value, (4) a construction or expansion component of 12 months or less, (5) a 20% monthly gross profit margin on revenue generated after 12 months at full operation, and (6) an "as stabilized" project entity valuation of at least twice the requested capital investment amount.

All submissions must demonstrate control over significant physical and marketable real estate assets. Ground up development projects will be considered on a case by case basis.

Unlike a majority of our competitors, we do not charge any upfront fees to review and process your project submission. We only accept projects that are well documented and that we feel can be funded with confidence. We will review your project and structure it in a way that will get you what we consider to be the best deal for private equity capital available, in a timely manner.

Once your professionally prepared executive summary and supporting materials are submitted to us, you will be contacted directly by one of our principals for any clarifications or questions that will assist us in providing you with an expedient and efficient underwriting process.

Prophecy is compensated only when you are funded, so it is our primary objective to work with you in a spirit of cooperation and direct communication to make this a painless and “no surprises” and  “no delays” experience. Although we, as a company, do not charge any upfront fees, you as the project entity will be responsible for third party costs such as an appraisal/valuation of your project.

We are straight forward, up front and brutally honest with our clients and look to form long term relationships with them. Our goal is to leave a trail of well capitalized, successful developers who are independent of the restrictions that keep them from realizing their potential.
