about our company
Our website was constructed to provide the information necessary to educate our potential clients as to what we do and the processes involved to arrive at a successful conclusion. There are no flashy effects, no hidden agendas, no advertisers, no string of untraceable companies and no product list as long as your arm. We believe in plain and simple business and specialize in only one thing, getting your commercial or residential development project funded. We provide our clients with private conventional lenders along with alternative funding sources and are strictly committed to aligning our well informed, capable and qualified clients with project funding while protecting those involved in the transaction. We will not subject you or your company to anything we would not commit to ourselves. In the case of our private conventional financing, our lender, a licensed and registered US non-bank financial institution, is constantly seeking to lend funds to new projects. All project types will be considered that yield job creation in the US, add liquidity in the US economy and/or solve problems such as clean water, alternative energy, build "Green" etc. Our lender seeks projects they can feel good about funding, developers with whom they can feel good about working with and projects that contain long term profitability.
In the case of our alternative funding
option, we specialize in working with large real estate development companies,
helping them to create capital from which they are able to fund their own
projects and become independent from debt and equity financing. The process is founded on a solid, safe and reliable
strategy that, by employing leverage, produces substantial returns, far more
than what can be achieved conventionally. In fact, dependent on the
initial collateral amount,
the funding produced will be capable of providing your projects now and in the
future with a consistent pool of capital to draw from.
We like to work with "to be built" projects that exceed $10M in costs and the developer is required to have at least 10% collateral available in the form of cash or a quality stock portfolio. Projects are preferred to be located in the US and Canada but other locations will be considered. Unlike a majority of our competitors, we do not charge any upfront fees to review and process your project submission. We only accept projects that are well documented and that we feel can be funded with confidence. We will review your project and structure it in a way that will get you the best funding available in a timely manner. Once your professionally prepared executive summary and supporting materials are submitted to us, you or your broker will be contacted directly by one of our principals for any clarifications or questions that will assist us in providing you with the best project financing the market has to offer. Prophecy Financial is compensated only when you are funded, so it is our primary objective to work with you in a spirit of cooperation and direct communication to make this painless and a “no surprises” and “no delays” experience. Although we, as a company, do not charge any upfront fees, you, as the borrower will be responsible for third party costs such as the appraisal of your property and title fees. Our goal is to leave a trail of capitalized, successful developers who are independent of the liabilities that keep them from realizing their potential. We are straight forward, up front and brutally honest with our clients and look to form long term relationships with them.
Required Documentation:
Submittal Process: Submit the above documentation package and once qualified, a Letter of Understanding / Funding Commitment will be issued with potential terms within two to three weeks. The principal will then be placed in front of the Fund Manager and if the project terms are met based on the Letter of Understanding / Funding Commitment, the contract will be issued and the funding typically starts in 30 to 60 days.
